HELOCs Now Available for Mobile and Manufactured Homes

Accessing home equity can be difficult for owners of mobile and manufactured homes. Many traditional HELOC programs exclude these properties entirely, even when the home is permanently attached to land owned by the borrower. We now offer a financing option for eligible single-wide and double-wide mobile or manufactured homes through our HELOC program.

Mobile Home HELOC Program Details

Eligible homeowners may access a revolving line of credit based on their property type and available equity:

Single-wide home 60% 5 years 10 years
Double-wide home 70% 5 years 15 years

Single-wide properties are eligible for a term of up to 180 months, while double-wide properties may qualify for a term of up to 240 months. During the initial draw period, borrowers can access available funds as needed. Once the draw period ends, the remaining balance is repaid according to the applicable repayment schedule.

Mobile and Manufactured Home Guidelines

Properties must satisfy the program’s eligibility requirements.

  • Single-wide and double-wide homes are eligible.
  • Relocated homes may qualify.
  • The borrower must own the land beneath the home.
  • Homes located in mobile home parks or on leased lots are not eligible.
  • There are no acreage restrictions.
  • There are no property-age restrictions.
  • Homes constructed before 1976 and before the establishment of HUD manufactured-home standards may be considered.
  • The home must be permanently affixed to the property.

Use the Equity in Your Manufactured Home

An eligible HELOC can provide access to funds for home improvements, debt consolidation, major expenses, reserves, or other financial needs. Because it is a revolving line of credit, borrowers can draw funds as needed during the available draw period rather than receiving the entire amount at closing. Mobile and manufactured-home owners have historically had fewer home-equity options than owners of traditional single-family residences. This program helps address that gap by providing a structured HELOC option for qualifying homes permanently attached to borrower-owned land.
